Concept Planning and Rezoning Services

Summary

Resource provided a variety of planning, engineering, survey, and environmental services for Liberty Evergreen's proposed Multi-Use development in the heart of Prince George County.

Resource's design work created a highly valuable project for the client that enhanced the local community and addressed a growing local need for both a variety of housing and for more open space with usable recreation areas.

Conceptual Plan

The project evolved over several years of discussions with both the clients and the local community stakeholders into a solid design that served many facets of the local community, as well as the regional one.

Environmental Work

Resource worked through the typical wetlands study process that turned out to be anything but typical, as the negotiations with the Army Corps of Engineers did not go as planned - due to unforeseen circumstances, the Corps missed an appointment for a walk-through of the site - but Resource was quick to re-schedule in order to maintain the projects schedule.

Unique Design Considerations

Resource assisted the developer in utilizing the newly adopted Cluster Ordinance of Prince George County to create a densely packed urban fabric, while maintaining large tracts of open space for both recreation and buffering purposes. The open space will also be used for a YMCA, a County operated park and possible a Library - creating some unique design opportunities for this project.
