Faced with artificially created wetlands that were beyond his control, the client needed help not only in developing a narrow piece of property but also in working with state agencies involved with environmental standards. This project demonstrates the importance that a full service consultant can become to coordinate state environmental action into developing a design.
Rock Creek represents many types of developments on only 14 acres. With a maximum of 65 lots, the property is an environmental challenge fractured with wetlands. The design includes successful LID designs as well as Bio-retention basins. In addition, the property is a Senior Citizen housing, a very fast growing market. Finally, the development is structured as a traditional neighborhood design to include units close to the existing street pattern, roundabouts and with a dual front door appearance and a walkable community and commercial center.
