Isle of Wight
Resource International, Ltd, has been working with the County of Isle of Wight's Office of Economic Development for approximately three years. In that time, Resource prepared a Master Plan for the Shirley T. Holland Commerce Park - Phase II, obtained a wetland delineation of the 360-acre site, completed a boundary survey and designed the clearing and grubbing of almost 200 acres. Other services included many conceptual layouts for various sized prospects. One of those prospects was Johnson Development Associates, Inc. (JDA) who acquired about 70 acres for the development of a 330,000sf cross dock distribution facility.
Resource was retained by JDA prepare plans for submission to the County. Working through the Office of Economic Development, the plans were "fast tracked" allowing JDA to start before full site plan approval. This saved significant dollars and permitted the contractor to begin work before the poor winter weather.
Design services involved road improvements (turn lanes, widening) and designing a new access road into the site. Resource also worked with the County's Utility Department to extend a 16" waterline for about 2,100LF. Approval was granted by Virginia's Department of Health. Additional infrastructure design includes a 3,000LF 10" fire loop and about 600LF of 8" sanitary line. Site improvements also involved a 150-trailer storage lot, several storm water facilities and completed numerous reports and studies.
During and after construction, Resource has worked with JDA to deliver ALTA surveys, "as builts" and other services.
