Farms of New Kent
The Farms of New Kent is a 4000 acre development comprising residential and commercial land uses. Recreational areas will include a golf course, polo fields, and individual parks distributed throughout the residential areas.
Resource provided design for all the road improvements serving new commercial and residential development for the project. These services included design studies, surveying, design plans and specifications, permitting, and construction administration. The project covered approximately 4,500 acres and included a Rees Jones Championship Golf Course, clubhouse, winery, county inn and spa, bed and breakfast, an equestrian center, 300 estate properties are scheduled as well as 100 cottages, a village of a neo-traditional design featuring shops, boutiques, a farmers market and a variety of residential elements, 450 residential homes, 1,450 age restricted homes, and a large club house that features indoor/outdoor swimming pool, a health club, a library, a clubroom and a hobby area.
There was 9,465 linear feet of existing state roadway improvements on the project that included roundabouts at the I-64 interchange ramps at Route 106, four lanes dividing for Route 106 from I-64 to Route 249, and construction of a roundabout at Routes 106 and 249Route 106 will be widened to a four lane divided highway from the I-64 interchange to Route 249. Route 106 will be provided with four twelve foot travel lanes, and a median having a width of at least sixteen feet, shoulders, and left and right turn storage lanes.
An innovative approach with roundabouts was used for the interchange of Route 106 and I-64 as roundabouts at a diamond interchange are effective, safe, and efficient and replace traffic signals and widening of existing roads to provide left turn storage lanes.
Traffic Impact Report
Resource prepared traffic impact reports and access recommendations for various plans for the development of the Farms of New Kent. Resource performed traffic counts, projected traffic growth, AM/PM/24 hour generation estimate, trip distribution, traffic analysis and prepared recommendations. The resulting recommendations included widening Route 106 from a two-lane rural highway to a four-lane divided highway with roundabouts to be constructed at major intersections. The traffic analyses also recommended modifying the I-64 interchange to incorporate roundabouts at the ramp termini. The total of five roundabouts to be constructed on the state highway system involved Resource personnel in significant negotiations with the Virginia Department of Transportation and the Federal Highway Administration to gain their acceptance. This development included three separate major commercial areas and over 2,500 residential units. The report was reviewed and approved by the County and VDOT officials.
