Water
Resource provided design for all the major water utilities serving new commercial and residential development for the project. These services included design studies, surveying, design plans and specifications, permitting, and construction administration. The project covered approximately 4,500 acres and included a Rees Jones Championship Golf Course, clubhouse, winery, county inn and spa, bed and breakfast, an equestrian center, 300 estate properties are scheduled as well as 100 cottages, a village of a neo-traditional design featuring shops, boutiques, a farmers market and a variety of residential elements, 450 residential homes, 1,450 age restricted homes, and a large club house that features indoor/outdoor swimming pool, a health club, a library, a clubroom and a hobby area.
The following major infrastructure improvements were constructed in the development of this project:
- 18,350 linear feet of water line
- One (1) 1,000,000 gallon elevated water storage tank
- One (1) new 1,000 gpm water supply well
- One (1) upgrade of existing 1,200 gpm water supply well
The water system project is intended to fit within the County's utilities needs, plans and desires. In keeping with the Comprehensive Plan, the utilities provided adequate public facilities and utilities to County residents in a manner reflecting both present needs and desirable patterns for future growth. The utilities were designed in accordance with the County Utility Standards and with the consultation of the County Utilities Director.
The water use demands in the PUD required an adequate water storage tank. The water system had to meet fire demands as well as maximum daily requirements. The criteria used to determine the proper size of storage facilities can best be understood in terms of the functions performed. These functions may be summarized as follows:
- Provide an equalizing reserve.
- Provide a fire reserve (based on the maximum fire flow requirement).
- Provide an emergency reserve.
Fire flow storage was calculated at 1,500 gpm with a ninety (90) minute duration in order to provided protection for residential areas.
The residential and commercial areas are served by water lines of various sizes. The main lines range from 24 inches to 16 inches in size. A hydraulic model was prepared and approved by the County. This model showed adequate flows, even during worse case conditions.
The County and the VDH have approved the water Master Utility Plan for the PUD. The VDH has also approved the location for the new well.
